Gallipolis Developmental Center AT Building HVAC & Roof Replacements

The GDC’s AT Building was originally constructed in 1978 and is a 1-story, 43,737 SF facility. The project scope included the following:
Complete replacement of the ballasted, built-up roof system, as well as three roof-top HVAC units and one ground-mounted pool unit and associated controls
Replacement of the current centralized steam-to-hot water heating system to a standalone gas-fired boiler heating system and related controls system
Demolition and removal the existing decommissioned absorption chiller and associated cooling tower from the building’s mechanical mezzanine area
Development of a complete Program of Requirements (POR) that includes a comprehensive survey/field investigation of the existing HVAC system and roofing system at the AT Building
The project includes HVAC and mechanical work in several of the resident cottages as follows:
Design hot water and domestic hot water to eliminate the need for steam at Cottages 6042, 6043, 6044 and 6050
Design domestic hot water to eliminate the need for steam at Cottages 6045, 6046, 6047 and 6048
Design of hot water, domestic hot water and a dishwasher for the Administration Building
Design for replacement of associated controls to match existing system at the AT Building
All phases of the project are complete except for Owner requested additional scope to replace boilers which is on schedule for completion in 2025.
